Yes, you will be required to work with a conveyancer when purchasing a new build. This is because it is a different process to that of an existing property, and additional work needs to be undertaken, such as checking compliance with location and site plans.

 This will depend on the state of the new build property when the exchange happens. If you exchange before the property is finished, there will be a delay before completion can occur. If the property is ready, completion usually takes place between five and 10 working days after exchange. 

The exchange of contracts when buying a new build is usually within 28 days of reserving the plot or the contract being issued. The developer may extend this in some cases. This is often called the reservation period.

Some of the risks associated with purchasing a new build include: delays in development and completion, snags and defects in the build and depreciation in the house price.
